Project Execution Stages
Our services are carried out in three distinct stages: Assessment, Bidding, and Project Services. This process focuses on the six traction elevators of the property. All work will adhere to the terms and conditions of this agreement and be executed professionally, upholding the highest standards of operation, aesthetics, and public perception of the property. The contractor will comply with all relevant laws and regulations affecting both the contractor and the property owner. Subcontractors may be engaged as necessary, but the contractor will remain responsible for their performance under this agreement. All services will be scheduled in advance with the owner or the owner's representative.
Stage One: Assessment
- General Assessment: A comprehensive evaluation of the current elevator systems and related equipment to assess their condition, remaining lifespan, and potential for reuse or refurbishment.
- Peripheral Equipment Assessment: A review of the building’s electrical systems, access control mechanisms, and fire alarm/life safety equipment interacting with the elevator systems.
- Assessment Report: A detailed report that provides an overview of the existing elevator systems, outlines recommended alterations, estimates project costs, considers code compliance, and identifies any additional work required.
Stage Two: Bidding
- Alteration Bid Documents: Creation of detailed specifications for the elevator alteration program, including equipment requirements, scope of work, quality standards, and compliance with all relevant codes.
- Maintenance Program: Development of a tailored maintenance program for the newly installed equipment, which will outline required tasks, response times, cost structure, and terms and conditions.
Stage Three: Project Services
- Request for Proposal: Distribution of the alteration bid documents to pre-approved elevator contractors.
- Proposal Evaluation: Assessment of bids for adherence to project specifications, clarity of clarifications, and the qualifications of the bidders.
- Contract Review and Negotiation Support: Assistance with reviewing and negotiating the final contract to ensure it aligns with the project’s specifications.
- Submission Evaluation: Evaluation of contractor submissions (shop drawings, fixture drawings) for compliance with the bid documents.
- Project Coordination Meeting: Conducting an initial meeting with stakeholders to discuss site conditions, project expectations, and objectives.
- Project Status Reviews: Sixteen project status reviews to ensure progress is on track, work adheres to the schedule, and specifications are met.
- Final Status Assessment: Two final assessments to confirm the completion of all work according to bid documents and to ensure any deficiencies are addressed.
